Verdnex Data Centres — Data Centre Park
A3 Capital’s Role – Transaction originator, structuring advisor and co-investor.
Project Overview
Multi-tenant, built-to-suit hyperscale data centre park in Malaysia targeting hyperscale cloud providers operating in Southeast Asia. The 17.9-acre site located approximately 30 kilometers from Singapore was planned for approximately 400 MW IT capacity across multiple phases.

- Originated the land acquisition opportunity through proprietary market channels
- Structured the investment vehicle and phased development strategy
- Coordinated planning approvals, power allocation and water utility commitments
- Facilitated pre-commitment discussions with multiple hyperscale operators
- Introduced and coordinate with Waha Capital as lead equity investor
- Advised on transaction structure for early exit opportunity
Outcome
The project achieved an early exit following an unsolicited acquisition offer from an established data centre player. A3 Capital participated as co-investor alongside Waha Capital.

Project Overview
Purpose-built data centre facility in Cyberjaya, Malaysia on two freehold land plots totaling 12,490 square meters. Located adjacent to major financial institution data centre clusters with direct access to fiber optic backbones.
Facility Specifications (Phase 1)
- 17,000 sqm gross floor area
- 10 data halls designed for enterprise and AI/cloud workloads
- 15 MW IT load design with 6 MW MEP fitted and commissioned
- Carrier-neutral connectivity
A3 Capital's Engagement
- Originated the land acquisition opportunity in strategic Cyberjaya location
- Initially structured as seed asset for pan-Southeast Asia DC platform
- Repositioned as single-asset development when market conditions favored focused execution
- Assembled development team including architect, MEP consultants and EPC contractor
- Coordinated planning approvals and utility commitments (power, fiber, water)
- Negotiated EPC contract and managed construction oversight
- Facilitated end-user pre-commitment providing revenue visibility
- Introduced Gaw Capital as lead equity investor
- Coordinated project finance with international and regional bank consortium
Outcome
Phase 1 construction completed Q4 2025 with 6 MW committed to anchor tenant. Facility positioned for Phase 2 expansion subject to market demand.
